How long does it typically take to sell a house?
The honest answer? It varies. In a strong market with competitive pricing and great marketing, we've seen homes sell within days. Others take a few months, especially if they're unique properties waiting for the right buyer. On average, you're looking at 12-16 weeks from listing to exchange, but we'll give you a realistic timeline based on your specific property and the current market.
What happens during a valuation?
We'll visit your home, assess its condition, size, features, and location, then compare it against recent sales in the area. You'll get an honest, realistic price recommendation, not an inflated figure to win your business. We'll also talk through any improvements that could add value and discuss our marketing strategy. The whole process takes about 45-60 minutes, and there's no obligation, its just nice to have a cuppa and a chat.
How do you market properties?
We use a mix of proven channels and creative content. Every property gets professional photography from Trust Studios, plus listings on Rightmove, OnTheMarket and our own website. The first week all our listings are 'featured property' on Rightmove as we feel this helps with the initial launch, and as a business we're happy to pay for this. We also create social media content, email campaigns to our database of buyers, and where appropriate, targeted digital advertising. It's about getting your home in front of the right people, in the right way. We don't wait for people to walk past a display, we're reaching potential buyers in their own homes 24 hours a day.
Do I need to do work on my home before selling?
Not necessarily. We'll advise you on what's worth doing and what's not. Sometimes a fresh coat of paint and a good declutter is enough. Other times, fixing obvious issues (like a leaky tap or cracked tiles) can prevent buyers from negotiating down. We'll give you practical, honest recommendations based on your property and the market.
What is the conveyancing process?
Conveyancing is the legal work involved in transferring ownership. Once an offer is accepted, solicitors for both buyer and seller handle contracts, searches (checking things like flood risk and planning permissions) and the financial transfer. We liaise with all parties to keep things moving, chase updates and troubleshoot any issues. We have a dedicated sales progression Manager, Olivia, who is there to assist with this, every step of the way. We can recommend trusted local solicitors if you need one.
Can I sell if I'm in a chain?
Absolutely. Chains are common and while they can be more complex, we're experienced in managing them. We'll keep all parties informed, coordinate timelines and do everything we can to keep things on track. Communication is key and we're proactive about spotting potential delays before they become problems.
What if I want to sell but haven't found my next home yet?
We can help with that. Some sellers prefer to secure a buyer first (giving them certainty and negotiating power), while others want their next home lined up before going to market.
